Cat B Fit-Out at Staple Court, 11 Staples Inn

Our partners were engaged for the Cat B fit-out on the second floor of Staple Court, located at 11 Staple Inn, London, under the management of Metrus. Staple Court is an attractive, modern Grade II listed office property, rebuilt in 2004 and featuring a new and partially replicated façade. The project commenced in mid-September, and they finalised it by the 25th of November. The Cat B fit-out project took only 10 weeks. The entire second floor, comprising approximately 4,877 square feet, has been transformed into a modern, functional, and aesthetically appealing workspace.

Scope of Work

The second floor of Staple Court required a complete overhaul to align with the client’s operational needs and aesthetic preferences. The work included infrastructure upgrades, installation of modern fixtures, and bespoke design elements. The team managed all aspects of the project, from initial consultations to final commissioning, while coordinating subcontractors to ensure smooth execution.

Key Highlights of the Fit-Out

 

Partitions and Doors

  • Installed glazed partitions and glass doors to create defined spaces, maintaining an open and professional atmosphere.

  • Ensured the materials used complied with fire safety and building regulations while enhancing the workspace design.

Flooring

  • Laid luxury vinyl tiles in a smoked grey herringbone pattern for a contemporary, durable finish.

  • Installed carpet tiles in selected areas to provide added comfort and reduce noise.

Specialist Lighting

  • Installed feature lighting to enhance the office’s ambiance, providing both aesthetic appeal and functional brightness.

  • Integrated emergency lighting systems to ensure compliance with safety standards.

Furniture and Décor

  • Fitted custom shelving, worktops, and branded wall finishes to reflect the client’s corporate identity.

  • Delivered a cohesive design that balances functionality and style.

  • Fitted modern kitchen areas with high-quality appliances, including wine coolers and a boiling/chilled water command centre.

  • Installed stone worktops with precision features such as plumbing upstands, drainer grooves, and tap holes.

Infrastructure and Systems Integration

The team delivered a fully integrated power and connectivity solution, incorporating cabling, commando units, floor boxes, and power points to meet the workspace’s modern requirements. Additionally, Building Management System (BMS) controllers were supplied, installed, and commissioned to optimise energy efficiency and environmental controls. Comprehensive plumbing systems were installed to support the kitchen areas, including water connections and drainage. Advanced fire alarm systems, featuring smoke detectors and sounder bases, ensured full compliance with safety regulations. Secure access control systems were also seamlessly integrated, enabling efficient and controlled entry and exit across the premises.

Challenges and Solutions

The Cat B fit-out at Staple Court presented several challenges that the team successfully addressed. As a Grade II listed property, careful material selection and design planning were essential to preserve the building’s architectural integrity while ensuring compliance with all building regulations.

 

The project’s tight deadlines required precise coordination among teams and suppliers, with regular progress reviews keeping the work on track. The team addressed the integration of advanced systems, including BMS controllers, cabling, and high-spec lighting, into the existing infrastructure with a strategic and methodical approach. Leveraging meticulous planning and efficient execution, they successfully resolved technical complexities to deliver a seamless and high-performing solution.
